Terms and Conditions

These terms and conditions ("Terms") govern your booking of Casa de las Libélulas via https://casadelaslibelulas.com.

1. Owner identification

The accommodation is operated by Casa de las Libélulas S.L., Tax ID B19968643, registered at Carretera Nacional 204 - Km. 20 - 19133 Durón, Guadalajara, Castilla La Mancha. Contact: hola@casadelaslibelulas.com.

2. Subject

The purpose of this website is the arrangement of temporary stays under a seasonal rental agreement (arrendamiento de temporada), for use other than as a permanent residence. The house is let in its entirety for the temporary, private occupation of its tenants, without the provision of services proper to hotel or lodging establishments. The maximum authorised capacity is 6 occupants.

2 bis. Right of withdrawal

Pursuant to Article 103.l of Spanish Royal Legislative Decree 1/2007 (consolidated Consumer Protection Act), accommodation services for purposes other than housing are exempt from the 14-day right of withdrawal. Cancellation is governed entirely by clause 6 (Cancellation policy) below.

3. Booking process

Bookings follow a two-step request and approval process:

  1. You select dates and number of guests on the website.
  2. You provide your contact details and submit a booking request. No payment is taken at this step and the dates are not yet blocked.
  3. The owner reviews and accepts or declines your request, normally within a short time, and you receive the answer by email. A declined request carries no charge.
  4. If accepted, you receive a secure payment link (Stripe Checkout) by email to pay the 30% deposit. The link is valid for 24 hours; if it expires unpaid, the request lapses and the dates become available again.
  5. Once payment is confirmed, you receive a confirmation email. The booking is firm and the dates blocked.
  6. The remaining 70% balance is paid on arrival, at the property, by card (datáfono).

4. Prices and payment

Prices include applicable taxes. Payment is made as follows:

  • A 30% deposit (señal) of the rental amount, paid online when the booking is confirmed.
  • Payment of the remaining rental amount, made on arrival, at the property, by card (datáfono).
  • A security deposit (fianza), of a minimum of €1,500 per week of stay, likewise paid on arrival by card (datáfono). The security deposit is not applied to the rental price: it is held as a guarantee and returned after departure, once the condition of the house has been checked, deducting any damages where applicable, which will be itemised in writing.

5. Minimum stay and capacity

  • Minimum stay: 7 nights.
  • Maximum capacity: 6 guests (including children).

6. Cancellation policy

  • More than 30 days before arrival: 100% refund of the deposit.
  • 14 to 30 days before: 50% refund.
  • Less than 14 days: no refund.
  • Date changes: subject to availability and any price difference.
  • Refund processing: any refund due under the tiers above is processed manually by the owner and issued via Stripe to the original payment method, within a maximum of 14 calendar days of the cancellation being confirmed.
  • Declined requests or expired payment links: carry no charge and no refund, since no payment was made.

7. Check-in and check-out

  • Arrival: from 12:00.
  • Departure: before 11:00.
  • Other times can be arranged subject to availability.

8. House rules

  • No smoking indoors.
  • Quiet hours: 22:00 to 08:00.
  • Pets: please ask the owner before booking.
  • Sort waste according to local recycling rules.
  • No parties or events without express authorization.

9. Guest liability

The booking holder is responsible for any damage caused by themselves, their companions or anyone they invite. Repair costs may be deducted from the security deposit or claimed legally.

10. Force majeure

If the rental cannot be delivered due to force majeure (fires, floods, administrative decisions, pandemics, etc.), the deposit will be fully refunded, with no additional damages payable.

11. Minimum age

The booking holder must be at least 18 years old, or 14-17 with parental/guardian consent. Bookings on behalf of children under 14 are not accepted.

13. Governing law and dispute resolution

These Terms are governed by Spanish law. Disputes will be resolved before the Courts of Guadalajara, Spain. Consumers may also turn to the Spanish Consumer Arbitration System (Sistema Arbitral de Consumo, via the competent Junta Arbitral de Consumo) or to the public consumer-affairs services of Castilla-La Mancha and their municipal consumer office (OMIC).

14. Acceptance

By confirming a booking, you declare that you have read, understood and accepted these Terms in full.
